OUR INVESTMENT OBJECTIVES
Build passive income
We identify properties that generate significant monthly rental income, after accounting for mortgage, tax, and other expenses.
Minimize risk
We target central locations with low vacancy rates. We further minimize risk by selecting quality tenants, partnering with organizations that provide rental support and landlord incentives, using professional management, and having multiple layers of liability protection.
We focus on areas with a clear path to future development and appreciation. We believe that many of our investments are relatively undervalued, considering their prime locations in the heart of Los Angeles, close to major transportation hubs, universities, stadiums, and entertainment venues.
It is best practice to build positive relationships with the community. We do so by treating our tenants with professionalism and respect, hiring local vendors, and partnering with local organizations such as those that fight homelessness, support veterans, and help others in need of safe and decent housing.
OUR PROCESS
We work closely with clients to devise the investment structure that best suits their needs, whether that be an individual purchase, a purchase by a company, a group investment, or other arrangement. And we draw upon our legal and business acumen to execute our client's vision.
We identify properties that make good investments, through a combination of data science and real-world experience. We analyze scads of market data to pick out properties that meet our objectives. And we utilize a thorough diligence process, plus our direct experience as investors, to assess how likely a property will perform to its full potential.
We take a strategic approach to the property acquisition process. We aim to put our clients in the best position possible when the deal is completed, both in terms of the price paid for the asset and the performance of the asset moving forward. And we have long-standing relationships with lenders, inspectors, and other vendors that help escrow go smoothly.
Unlike many brokers, our job is not done when escrow closes. We help clients optimize their property's performance by maximizing income and minimizing operating costs. That often involves upgrading units to achieve top of market rents, filling vacancies with quality tenants, and partnering with organizations that provide rental support and landlord incentives.
We oversee all aspects of a property's operations. That includes everything from handling routine rent collection and maintenance, to more specialized tasks such as interfacing with housing organizations and handling legal issues. In addition, we strive for lasting relationships with our clients and remain available to advise on all aspects of property ownership.
